There is very little waiting for your inspection report. Mold Assessment Reports require lab processing time, usually 1-2 business days.

We have SupraKey (electronic key box) access, which will access most properties. The home inspection time is scheduled through showing services, or directly with the Listing Agent. In some cases, the owner may directly give access.
Yes, but only with permission from the owner of the property, or with the attendance of your Realtor. Home inspectors have no permission to allow access to other people's properties per TREC Inspector Standards of Practice guidelines. Unfortunately, no. We also don't have a crystal ball (not yet, at least). The home inspection is designed to give you a "snapshot" of the condition of the property at time of the inspection. No inspector can tell the future or past condition of a property.
